Terms + Conditions
We are very flexible and our primary interest is that you have a very enjoyable stay at Quern Barn.
These terms and conditions are a legally binding document and detail the agreement for the hire of Quern Barn.
1 To Book :
1.1 Please complete the online line form, or if you prefer write the details required in a letter and send to Mrs R Turner at Riverside Farm, Combwich. Bridgwater. Somerset TA5 2 RB together with a cheque for your deposit (unless booking 6weeks or less prior to your arrival date) of one third of the total cost of your booking.
Upon receiving your deposit you will be sent a confirmation of the booking. A booking is only confirmed when we have sent you a written confirmation of your booking and your deposit has been cleared.
The balance (to include a £75 damages deposit) must be received by us at least six weeks before your confirmed holiday commences.

Bank transfer details: Mrs R Turner 20-85-26 A/C 80102431. Please add your surname as the reference.
1.2 Dogs must be registered at time of booking – Breed and Age. A charge of £20 per dog per booking will be added to the rental charge.
2.Your stay :
2.1 Quern Barn will be available to you from 15:00 hours on the first day of your booking for your holiday. ( Should it be available earlier we will contact you and let you know.)
For insurance purposes only those named on the booking form may sleep at the property. If you would like to host visitors during your stay we would like to be advised of who will be on site.
2.2 We want you to really enjoy your stay at Quern Barn and offer full use of the paddocks and Summerhouse. You must treat the property and surrounding area with respect and behave responsibly (e.g keep gates closed, put hammocks etc away after use). No smoking is permitted in Quern Barn.
2.3 Quern Barn is a Holiday Cottage and cannot be used for business purposes.
2.4 Unless otherwise agreed, entry to the property is 3pm and departure is 10am. Please respect the arrival and departure times. This is to allow enough time for the property to be fully prepared for you or our next guests.The property must be left as you found it in a clean and tidy condition.
2.5 We reserve the right to enter the property at any reasonable time subject to suitable notification.
2.6 Dogs are not allowed on the furniture and cannot be left unattended in the property unless caged. Dogs are not permitted in the pond as there is a risk of puncturing the liner. Dog poo must be bagged and placed in an appropriate bin.
2.7 Your damage deposit will be refunded (balance subject to breakages or damage) by bank transfer or cheque if preferred. Payments willl be actioned within 2 working days of your departure.
3. Liability
3.1 We have made every effort to describe the property and surrounding area as accurately as possible. We have included comments made by our guests to provide a third party view of the property. These are all available to read at Quern Barn. The surrounding area is changing /developing and we do not accept any liability for any misrepresentation based upon the information provided.
3.2. We will not be liable for any loss or damage incurred by you or members of your party or for any personal property unless it is caused through our negligence. If we are deemed to have been negligent our liability to you will be limited to the loss or damage which was a foreseeable result of that negligence.Except in the case of personal injury or death caused through our negligence our total liability to you in respect of any breach of our terms and conditions or other act or omission by us in connection with our contract with you,will be limited in aggregate to the price agreed to be paid by you for the right to stay at Quern Barn for the agreed period.
4.0. Quern Barn unavailable
We may cancel your booking should the barn become uninhabitable for reasons beyond our control . This will include but is not limited to flooding, fire, lack of utility services to the property for any reason or significant damage to the property.We will endeavour to reschedule your holiday should you wish or we will refund to you any money you have paid. We will not have any other liability to you.
5.0 Cancellation/ Changes to booking.
5.1 We are unable to guarantee that we will be able to change a confirmed booking but will make every effort to do so where possible.
5.2 Either the person responsible for the booking or ourselves (ref 4.0) may fully cancel the holiday up to 6 weeks before the arrival date. If you cancel the holiday less than 6 weeks before your arrival date , the deposit will not be refunded and you may also lose the balance of your holiday price subject to re-let of the cottage for this period.
5.3 We may cancel your booking or terminate your holiday where you breach this agreement or we have been affected by events beyond our reasonable control (see4.0).
